Homeowners across the UK could boost their property value by up to £29,000 by adding a high-quality garden room, as buyers increasingly prioritise flexible living space.

New insight from estate agents suggests that well-designed garden rooms can add between 5% and 10% to a property’s value, while also helping homes sell faster in a competitive market. Based on an average UK house price of around £290,000, a 10% uplift would equate to approximately £29,000.
With the cost of moving, higher mortgage costs and limited housing stock continuing to put pressure on homeowners, many people are choosing to improve rather than move. At the same time, buyers are placing greater value on homes that already offer flexible space for working, exercising, hobbies or entertaining.
Chris Wilson-Slight, property expert at The Prestige Property Experts, said: “Garden rooms are a real asset for homes across the UK. Buyers are often drawn to properties that already have a quality, usable garden room, particularly when it feels properly connected to the rest of the home rather than like an afterthought.
“A good garden room can make a property more attractive and, depending on the build quality, finish and overall design, may add anywhere between 5 and 10% to its value. It can also help generate more interest from buyers, which can be especially valuable for sellers looking to differentiate their home in a competitive market.”
The trend is already being seen by homeowners looking to make better use of their outdoor space. In Buckinghamshire, homeowner Karun worked with Eden Garden Rooms to transform an unused corner of his garden into a bespoke garden office and gym.
Designed to maximise the footprint available under permitted development, the cedar-clad building includes two separate rooms linked by an internal sliding door. The larger gym features triple sliding doors, a reinforced floor for heavy equipment, air conditioning, heating and an ensuite WC, while the adjoining office includes garden-facing windows, double sliding doors and a wall heater for year-round use.
